Most tanks last 8 to 12 years in this area, and the good news is that they almost always warn you before they fail outright. A heater rarely goes from fine to flooded basement without a few weeks or months of signals first. Here is what to watch for, what each sign means mechanically, and which ones mean picking up the phone today rather than keeping an eye on it.
Run the hot tap and the water comes out tinted, brown, or metallic-tasting, while the cold side stays clear. That points at corrosion inside the tank — either the anode rod has been used up and the steel is now taking the abuse, or the glass lining has broken down. If only the hot side is affected, the tank is the suspect.
Call now. Rust in the water means the tank is corroding from the inside, and that process only goes one direction.
Sediment settles out of the water and collects on the bottom of the tank. When the burner fires, it heats through that layer, and pockets of water trapped underneath flash to steam and force their way up — that is the popping and rumbling you hear. The layer also insulates the water from the burner, so the unit works harder and the bottom of the tank runs hotter than it was designed to.
Watch it. On a younger tank a flush may buy real time. On an older one, the noise is usually the tank telling you how much life it has left.
First rule out the easy ones: a weeping fitting, a drain valve that is not fully closed, or condensation on a humid day. If those are dry and there is still water pooling, or you can see rust streaking down the shell to the floor, the tank body itself has likely rusted through. An inner tank cannot be patched.
Call now. A tank that is seeping is a tank that can open up, and they rarely pick a convenient moment.
Same shower, same household routine, but the hot runs out sooner than it did a year or two back. Usually that is sediment taking up volume that used to hold hot water, or a broken dip tube letting incoming cold mix straight into the top of the tank. Occasionally it is a failed lower element on an electric unit, which effectively halves your capacity.
Watch it — but get it looked at, because a couple of these causes are repairable and worth catching early.
Age on its own is not a failure, but it changes the math on everything else. Past the 10 year mark the anode rod is typically spent, the lining has taken years of thermal cycling, and any significant repair is money going into a tank near the end of its service life.
Watch it — and start planning rather than waiting. Replacing on your schedule is a very different experience from replacing on the tank's schedule.
The unit lights, runs for a while, then drops out — or will not light at all. Common causes are a failing thermocouple or flame sensor, a dirty burner, a gas control valve going bad, or a venting problem that is tripping the safety. The last one matters most: some of these faults are the safety system doing exactly its job, so repeated relighting is not the answer.
Call now. Several of the causes here are inexpensive repairs, and one of them is a combustion issue you do not want to keep resetting.
The temperature and pressure relief valve is the tank's last line of defense, and it is supposed to stay dry. If it drips or lets go, either the valve itself has failed or the system is genuinely running high on temperature or pressure — sometimes because there is no working expansion tank on a closed system. Both possibilities need a plumber, and neither is a valve to cap or plug.
Call now. A discharging relief valve is a pressure problem until proven otherwise.
Almost nobody knows the age of their water heater, and the sticker on the front rarely says it plainly. The manufacture date is encoded in the serial number on the data plate — the metal or paper label on the side of the unit — and the encoding format is different from one manufacturer to the next. There is no single rule that reads them all.

That is the whole list on purpose. Anything beyond shutting the cold supply is our job, not yours, and a leaking tank is not the moment to start opening valves.
Two numbers decide most of these calls: how old the unit is, and how expensive the broken part is. A tank under roughly 8 years old with a small fault is worth fixing — those repairs are routine and the unit still has years in it. Past roughly 10 years, when the failed component is a major one, repairing it means putting good money into a tank that is near the end anyway.
